Questions we get asked.

Will you look at a property before I buy it?
Yes, at no charge and with no obligation. Send the address and we will walk it with you so you know what the work costs before you commit to the purchase.
Do you take on whole buildings, not just single units?
Yes. Single family, two and four unit buildings, and commercial property. A whole building as one job is the work we are built around.
Can you handle a full gut rehab?
Yes. Back to the studs and rebuilt is the job we do most, and the order we work in is what keeps it from being done twice.
Do you work with investors on repeat projects?
Yes. One number across structural through cosmetic, on one property or on several, is a large part of why investors and managers use us.

More on investor renovations and flips

Investor work is a different job from a homeowner renovation, and pretending otherwise is how budgets slip. The property is a position, not a home. What matters is the scope being right at the start, the number holding, and the building being finished rather than nearly finished.

We take whole properties. A house bought at auction that needs everything, a multi-unit building that has been left for a decade, a flip that has to show well in photographs and survive an inspection. Structure and framing first, then the envelope, then systems, then every finish, in the order a building actually needs rather than the order that looks fastest.

The reason to use one group rather than five trades is coordination. On a whole-property job the scheduling is most of the work: who is on site, in what order, waiting on what. A property sitting empty while four outfits fail to line up is carrying cost with nothing to show for it, and that is where margin goes.

We will walk a property with you before you buy it, at no charge. Knowing what the rehab actually costs before you commit is worth more than any quote we could give you after you own it, and it is the part of this that most outfits will not do.

Ten years of this in Cuyahoga County means the housing stock here holds few surprises for us. Century homes, post-war builds, two and four unit buildings: we know what is usually behind the walls before we open them.

Tell us about the job.

We will come and look at no charge to you, with no obligation either way. That includes a property you have not closed on yet.
